Mobility Hub - Leading the Future of Transportation in Boston

This proposal must create accessible and equitable routes or transportation to visitors from all across the city, today, and for the generations to come. We aren’t thinking about the next few years; we are thinking about the next many decades, and preparing for modes of transportation that exist today, but more importantly, those that will exist 50 years out. We must build for the future, today.

Transportation is a key part of our development. We are looking to create a multi-modal transportation hub that allows for various ways to travel to the neighborhood and is forward looking to accommodate future technological advances in transportation technology. 

Boston must remain innovative and set up for new transportation technologies to remain competitive. One of the most innovative features of our project is infrastructure  that will accommodate future electric vertical takeoff and landing vehicles 
(eVTOLs). eVTOLs are battery powered aircraft that offer a greener way of transportation.

The proposal also looks to the future of automated vehicular access, a technology already being tested in Boston’s Seaport, and will include the appropriate infrastructure and design to support that mode of transportation.

Key features of our transportation strategy include bus and ride-share  (Uber, Lyft, etc.) dropoff areas. By creating pull off areas for these uses, we will minimize traffic impact on D Street. The bus drop-off area will be available for use by MBTA buses, tour buses, and the Nubian Shuttle, which is a free shuttle bus provided by the developer from Nubian Square to the Seaport. This development will be an additional stop on that route.

The development also includes a 1,000 SF bike hub. In addition, a blue bike station will be available on the site. This will provide a great option for those visiting the site who may not have a bike with them, or own a bike, to have an additional travel option.

Outdoor Public Realm

An active and lively streetscape sets the tone for a successful and joyful public realm. Continuing to build upon the already established D Street public realm corridor is instrumental to the design of this proposal and the vision for this development. From the street’s edge to the buildings’ front doors, outdoor landscaped spaces set the stage for a welcoming embrace  to pedestrians while working hard to promote sustainability and resilience for years to come.

This project is delivering a seamless outdoor landscape for the entire length of Parcels A & B, from Danby Street through the proposed extension of Cypher Street. In addition to meeting Boston’s Complete Streets guidelines and the already established urban fabric of the D Street landscape efforts, it will offer additional outdoor space in the form of exterior rooms, serving different activity levels, at different scales, for the many different visitors and users of the site. A quiet, more densely planted area will provide shelter from the busyness of D Street while a larger, open amphitheater will support informal gatherings and planned programming. The space between Parcels A and B will remain open to support future circulation pathways and connections with the Alexandria parcel to the east, and will be home to a seasonal and evolving outdoor market to support the liveliness of the interior Food Hall. A generous and vibrant landscape with access via the air-taxi stairs and elevators caps the podium roof with lush green spaces for work and play.

This outdoor public realm serves the environment as much as the people. With significant planted spaces and permeable surfaces, the working landscape meets the stormwater demands of more intense and frequent storm events while also serving as a strong and robust home for flora and fauna where biodiversity thrives.

Community, Event & Performance Areas

Community event and performance space is lacking throughout the city. There is a strong desire for people within the neighboring areas to have a place where they can come together to celebrate their art, the craft, and their spirit. This proposal offers a variety of spaces, formal and other, to welcome the community in and make this place their home.

 It is extremely important to us that the community is able to use several spaces within our development. To that end, we have a variety of event spaces, meeting rooms, and a performance area that will be available for community use. A performance area, accommodating up to 100 people, is an especially unique space where people can support a variety of events. We envision the community hosting speakers, classes, performances, and other programs within this space. 

Also included are supplemental event spaces of varying size and type. One particularly exciting area will be the event space located on the raised bridge between the development and the Convention Center. This space will offer views down D Street towards both the Seaport and South Boston while creating a direct link to the BCEC.

Lab/Office

Boston and Massachusetts as a whole has become known for its incredible Life Science culture. The surrounding neighborhoods, including the Seaport and Fort Point, have become a center of activity for this important industry. Our proposal seeks to capitalize on the city’s strong research and educational institutions and provide Boston the ability to continue operating as a world class city supporting this innovative and necessary work.
